What we fix on a deck

A deck is a floor on stilts. The boards you walk on sit on joists, the joists sit on a beam and on the ledger board at the house, and the beam sits on posts. A repair starts where the problem starts.

Deck boards

Soft, cracked or cupped boards, and nails or screws working up out of the wood. We take out the bad boards and fasten new ones to sound joists.

Joists

When a joist goes soft, the floor feels bouncy. We add a new joist beside the weak one or replace it, and add hangers where they are missing.

Posts and footings

A post that rots at the ground or sits loose on its footing lets the deck drop. We replace the post and set it on a proper concrete footing.

Stairs

Stairs that flex, rock or pull away from the deck. We fasten the stringers back to the deck, add a stringer where the stairs are wide, and replace worn treads.

Railings

A rail post that moves when you lean on it is a safety problem. We bolt it through, add blocking behind it, and replace broken balusters.

Ledger board

The ledger holds the deck to the house. Water behind it rots it from the inside. We repair or replace it, bolt it to the house, and add flashing so water runs off.

How a deck repair is priced

Most deck repairs are $450 to $9,000, installed, plus tax, confirmed after the final measure. The written quote prices the repair area at $20 per square foot, plus any hardware the repair needs.

Low end

Boards or one rail

A few soft boards swapped, or one loose rail section made solid again. The frame under it is sound.

Middle

Boards and some frame

More boards, plus a joist, a post or the stairs. The bigger the repair area, the higher it goes.

High end

Structural work

Several joists, the ledger board at the house and the stairs, fixed in one job.

A small repair can be as soon as the next day after you accept the quote. Medium and large repairs are usually 6 to 10 days after you accept it. The work day goes in writing. South Carolina projects over $5,000 are contracted through our licensed partner.

Repair only, and we say so up front

This service is about fixing the deck you have. New decks, full rebuilds and staining are done by our sister company, on the same phone number, so one call still gets you the right crew.

If your photos show a deck that needs more than a repair, the written quote tells you that up front, before any work starts. You decide what to do next with the facts in hand.

What to send for a quote

No visit needed to quote. Photos and rough sizes are enough, and the written quote is free. After you say yes, we confirm the exact sizes on site as part of the job.

How a deck repair goes

1

Send photos and rough sizes

The problem area up close, the whole deck, and the underside if you can reach it safely. Add the length, width and height of the deck and the size of the bad area.

2

Get a free written quote

We list each board, joist, post or stair part to replace and price the repair area at $20 per square foot, plus hardware. If the deck needs more than a repair, the quote says so.

3

We open it up and check

On the work day we take off the bad boards and look at the frame under them before we close anything up.

4

We fix it and clean up

New lumber, new hardware where the old is rusted or weak, and everything loose made tight. We haul away the old wood and walk the deck with you.

The same 2-year workmanship warranty that covers our fence work covers the deck repairs we do. See the warranty page.

Frequently Asked Questions

How much does a deck repair cost?
Most deck repairs are $450 to $9,000, installed, plus tax, confirmed after the final measure. A few boards or one loose rail section sits near the low end. Structural work on the joists, the ledger board and the stairs sits near the high end. The written quote prices the repair area at $20 per square foot, plus any hardware the repair needs.
Do you build new decks or stain decks?
Not under this name. Here we repair decks: boards, joists, posts, stairs, rails and the ledger board. New decks, full rebuilds and staining are done by our sister company, on the same phone number. If your deck needs more than a repair, we tell you up front in the written quote.
How do I know if my deck needs more than a repair?
Look under the deck. Many soft joists, a rotten ledger board at the house, or posts that sit in the dirt and have rotted can mean the frame needs more than a repair. Send photos of the underside and we tell you in writing what we see, before any work starts.
What photos should I send?
The problem area up close, the whole deck from a few steps back, and the underside if you can reach it safely. Add rough sizes: the length and width of the deck, about how high it sits off the ground, and how big the bad area is. Close is fine. We confirm the exact sizes on site after you say yes.
Do you come out to look at the deck first?
Not to quote. The written quote comes from your photos and rough sizes, and it is free. If your deck needs a visit before we can price it, we tell you up front, before anyone drives out.
How soon can you fix my deck?
A small repair can be as soon as the next day after you accept the quote. Medium and large repairs are usually 6 to 10 days after you accept it. The work day goes in writing.
Does a deck repair need a permit?
Swapping boards usually does not. Work on the frame, like joists, the ledger, posts or stairs, can need one. Your town or county has the final word. If your repair needs a permit, the written quote says so.
Is a deck repair covered by your warranty?
Yes. The same 2-year workmanship warranty covers the deck repairs we do. If a board, joist, post or stair part we fixed comes loose because of how we did the work, we come back and fix it at no charge. The old parts we did not touch are not covered.
