What Denver does to a fence

Denver is the west shore of Lake Norman and the part of Lincoln County that still feels like country. There is no town hall, the lots run bigger, and a lot of the fences are long: board and split rail along a drive or a pasture, privacy around a house on a few acres, and open pickets on the water side of a lake lot. Fewer HOAs means more variety, and more variety means we look harder at your photos before we quote.

The lake is the weather here, as it is across the water in Cornelius. Wind comes over miles of open lake and hits the west shore hard, so a solid privacy panel facing the water loads its posts in every storm. Away from the shore, the ground is the usual clay that holds water against a post, and a post set shallow years ago rots at the ground line and leans, taking the rails with it.

We are about an hour from Denver, so we take larger fence projects here: a long run of posts on acreage, a lake-side section flattened by wind, or a new fence on a big lot. A single loose picket is not a drive that works for either of us, and we say so when the photos come in.

Acreage runs, planned in days

A fence that runs along a drive and around a pasture is more than one visit. We plan the posts one day and the rails and boards the next, and the work days go in the written quote.

Your fence, your choice

With no committee to please on most lots, you pick the style. We tell you what each material does in wind and sun on the lake side, and quote the one you choose from your photos and the layout.

Permits, setbacks and HOA rules in Denver

Denver is unincorporated, so Lincoln County handles both zoning and building permits for most addresses: fence height, setbacks from the road and the side lines, and what is allowed near the shoreline. A repair that keeps the same fence in the same place usually needs nothing. A new fence, and anything close to the water, is worth a call to the county before you plan it. They have the final word.

Much of Denver has no HOA, which is part of why people move here. The newer lake communities and a few subdivisions off Highway 16 do, and some have rules about what is seen from the water. If you are in one, check with your HOA before a new fence or a visible repair, send them a plan with the fence line, height, style and gate, and get the yes in writing. We help with that drawing. Our HOA fence guide covers the usual form.

Before we dig for a new fence we call 811, so the utilities are marked for free. Acreage out here runs on wells, septic fields and buried power to barns and docks, so we wait for the marks before the first hole.

Prices and how it works

  • Fence, gate and storm repairs: $225 to $600 per repair visit
  • New wood, vinyl and aluminum fences: see the cost page for the per-foot ranges

Every price is installed, plus tax, confirmed after the final measure. In Denver we group the work into as few visits as we can, so the drive is part of a larger job. See what moves the price on our fence cost page.

Text us two or three photos and the rough sizes, or upload them here, and we send a free written quote. After you say yes, we confirm the exact sizes on site as part of the job. No free visit to quote. The work day is usually 6 to 10 days after you accept the quote, and it goes in writing.

North Carolina projects of $40,000 or more are contracted through our licensed general contractor partner.

Frequently Asked Questions

Denver is not a town. Who do I ask about a fence permit?
Lincoln County. Denver is an unincorporated community, so there is no town hall; the county handles both zoning and building permits for most addresses. A repair that keeps the same fence where it is usually needs nothing. A new fence, especially near the shoreline, is worth a call to the county first. They have the final word.
We have no HOA. Does that change anything?
It means you choose the fence, not a committee, and that is common out here on the acreage. The county rules on height and setbacks still apply, and if your lot is in one of the newer lake communities, you may have an HOA after all, so check with your HOA if you are not sure. Either way, we quote the fence you want from your photos and the layout.
Is it worth your drive for a small repair in Denver?
Usually not, and we would rather be straight about it. Denver is about an hour from our base in Waxhaw, so we take larger fence projects here: a long run on acreage, storm damage across several sections, or a new fence. Send the photos and we tell you honestly whether it fits. If it is one board, a closer company is the better call.
Our fence is near the water. Does the lake side need anything different?
Yes. The west shore takes wind straight across the lake, and a solid panel on the water side is a sail. We set those posts deeper and closer together, and we talk with you about open pickets or a semi-private board pattern toward the water. Send a photo from the dock looking back at the house so we can see the exposure.
