What SouthPark does to a fence

SouthPark is two neighborhoods living on the same streets. The old ranch houses from the 1950s and 1960s sit on small lots with fences that were built when the trees were young. Next to them, new infill houses go up two stories tall, and the fence between the two yards is now the only privacy either side has.

Those big willow oaks and maples are the first thing we look at in your photos. Roots lift the bottom rail, shade keeps the boards wet, and a limb that drops in a summer storm lands on the fence, not the lawn. A post that stands in the shade in clay soil stays damp all year and rots at the ground line sooner than the same post in the sun.

Construction next door is the other story. A dumpster, a delivery truck or a skid steer clips a corner post and a whole section leans. That is usually one post and one panel, not a new fence, and we quote it that way.

Tight access

Many SouthPark back yards are reached through a side gate three feet wide. Tell us in your photos how we get to the fence line. We plan the lumber and the concrete around it.

Quiet work on a close street

We work on the day in the written quote, keep the tools on your side of the line, and haul the old boards away the same day, so the neighbors see a fixed fence and nothing else.

Permits, setbacks and HOA rules in SouthPark

SouthPark is inside the City of Charlotte. The city handles zoning, which is what decides how tall a fence can be and how close it can sit to the street and the side lines. Mecklenburg County handles building permits and inspections. A repair that keeps the same fence in the same place usually needs nothing from either. A new fence, especially a solid one near the front of the lot, is worth a call to the city first. They have the final word.

Most of the older streets have no HOA. The townhome and condo communities near the mall and along Fairview Road do, and some of them own the fence, not you. So check with your HOA before you plan a change, and if the fence is theirs, send them our written quote. Read our HOA fence guide for what the forms usually ask.

Before we dig for a new fence we call 811, so the gas, water and cable lines are marked for free. On the older lots here the lines are not always where the plat says, so we wait for the marks before the first hole.

Frequently Asked Questions

My neighbor and I share the fence. Who pays for the repair?
That is between the two of you, and it comes up a lot in SouthPark where the lots are close. We quote the repair in writing so you both see the same number. One of you sends the photos, and we are happy to send the quote to both. We do not decide who owns the fence. A survey or your deed does.
Do I need a permit from the City of Charlotte to replace my fence?
A repair that keeps the same fence in the same spot usually needs nothing. A new fence can need a zoning check with the City of Charlotte, which sets the height and setback rules inside the city, and Mecklenburg County handles building permits. They have the final word, so ask before you plan a taller fence along the street.
The builder next door damaged my fence during their teardown. Can you fix just that part?
Yes. Infill construction is everywhere in SouthPark, and a fence often loses a post or a section to a dumpster or a skid steer. Send a photo of the damaged part and the rest of the line, and we quote only what broke. Keep the builder in the loop if they are paying.
Can a privacy fence go right up to a big tree?
We can run a fence close to a tree, but we do not set a post in the middle of a main root. On the mature streets here we often shift a post a foot or two, or notch a board around a trunk, so the tree and the fence both last. Tell us which trees are near the line in your photos.
