What Fort Mill does to a fence
Fort Mill has grown faster than almost anywhere around Charlotte. Baxter Village, the neighborhoods along Highway 160 and the streets off Gold Hill Road filled in over a few years, and the builders put up the same fence behind house after house: 6 foot pressure-treated pine privacy, dog-ear pickets, posts in concrete. That fence is good value when it is new. It also ages on a schedule.
The schedule is set by the clay. Red clay holds water around the post, and a pine post that stands wet at the ground line goes soft. Once two or three posts on a run are soft, the whole run leans toward the low side of the yard and the gate stops meeting its latch. The pickets up top usually look fine, which is why the fix is posts, not a new fence.
The older parts of town, near Main Street and toward the river, have smaller lots, more trees and more variety: picket at the street, chain link from decades back, privacy added later. Storms off the Catawba drop limbs on all of them. The repair is the same idea everywhere: find the failed post, set a new one that drains, keep the boards that are good.

Permits, setbacks and HOA approval in Fort Mill
Fort Mill addresses split between the Town of Fort Mill and unincorporated York County. Inside the town limits, the town handles zoning, setbacks and fence permits. Outside them, York County does. Many homes with a Fort Mill address are outside the limits, so check which one covers your lot before you plan a new fence. A repair in the same place usually needs nothing. They have the final word.
Almost every newer neighborhood here has an HOA, and most require approval before a new fence. Some also want to know about a repair that changes the look. Check with your HOA early and ask for the form. It usually wants a plan with the fence line, height, style and gate. We help with that drawing from your sizes. Our HOA approval guide covers York County too.
Before we dig for a new fence we call 811 so the gas, water and cable lines are marked for free. The town or the county has the final word on permits and setbacks, and the HOA on its own rules.
